The large amount of work that needs to be accomplished in a short window of time can be daunting. However, with the right equipment, a solid plan and ample communication among teams, the maintenance window can be fully utilized. The team from Elgin Sweeper shared some tips on utilizing this time.

1. Determine operational priorities.

Before even making a plan, multiple teams should weigh in on key priorities. From fixing line equipment to thoroughly cleaning, there can be a wide range of priorities. Include multiple parties in this step. That way surprises don’t arise after planning is complete.

With material accumulation on the ground rarely being just dirt but also cement powder, kiln dust, fly ash, aggregate, sand, metal fines, slag, grain, salt and other process materials, sweeping becomes a critical priority. Those materials can become airborne, get tracked into production areas or leave the property in stormwater. That makes sweeping more than a cosmetic maintenance task, but also a way to support worker protection, environmental compliance, equipment reliability and overall plant productivity.

Plus, the U.S. Environmental Protection Agency’s industrial stormwater framework calls for regular sweeping or vacuuming of exposed paved surfaces in industries such as cement, concrete, glass, clay and gypsum manufacturing. Facilities should verify the specific requirements of their state because most industrial stormwater programs are administered at the state level.

2. Make a plan.

The industrial plant’s plan should accommodate all the teams including production, maintenance, finance, management and more. While opinions will vary, it’s essential to include them in this step just as it was critical to have them help determine priorities.

When building the maintenance window plan, build in time for things to run long. This wiggle room will help when something inevitably doesn’t go to plan.

Likewise, consider who is driving timing. Production or maintenance? By determining priorities and what needs done, the plan can include a realistic timeframe before the maintenance window is determined.

Know what success is ahead of time. This will help focus the plan on meeting those goals and accomplishing the priorities already determined in the first step. Having the end in mind will help structure the plan towards meeting those goals.

3. Consider waterless sweeping.

For facilities with large outdoor paved areas and persistent dry-material accumulation, a purpose-built waterless industrial sweeper deserves serious consideration. Regular sweeping can also reduce material buildup around drains, minimize track-out onto public roads and make it easier for employees to identify leaks, spills and maintenance problems.

Traditional sweepers often spray water to keep dust down, and while that approach can be effective in some environments, it introduces several operational limitations. That includes the need to fill water tanks which reduces productive sweeping time, and when fine powder mixes with water it can become mud or slurry that adheres to the sweeper, pavement and drainage structures. Likewise in colder temperatures, water-based dust control can also limit sweeping during freezing conditions.

A modern waterless sweeper addresses those challenges by capturing and filtering dust rather than wetting it. The system typically combines skirting around the sweeping area to help contain dust, mechanical pickup for larger and heavier material, airflow that draws suspended particles into the machine, a high-capacity filter designed for sustained dust loading, and a cleaning system that helps maintain filter performance. For example, the Elgin Waterless Pelican’s system combines dust skirting, an in-hopper separator, a dust-control fan and a maintenance-free filter. The benefits of the Elgin Waterless Pelican include a filter-media performance of 99 percent at 2.5 microns, year-round operation and the elimination of water-refilling interruptions for increased productivity.

4. Maximize efficiency.

With the right equipment, efficiency during this short window can be maximized. Equipment built for heavy duty industrial use often includes components built for outdoor use and extended operation.

A sweeper may need to cover acres of pavement, handle material ranging from fine powder to stones, cross rail lines, maneuver around conveyors and loading structures, climb grades and unload into elevated containers or dump trucks. Industrial street sweepers provide several advantages in these conditions including greater carrying capacity since a larger hopper means fewer interruptions to unload material and more time spent sweeping. Industrial street sweepers can also cover a wider cleaning area as their broad sweeping path reduces the number of passes required across large yards and haul roads, and their single-lane front high-dump flexibility means materials can often be discharged directly into a container or truck rather than dumped onto the ground for secondary handling.

The Elgin Waterless Pelican, for example, includes a 3.5-cubic-yard high-dump hopper, three-wheel maneuverability, a sealed cab with filtered air, broad visibility and features intended for industrial yards and rail crossings.

5. Maintain equipment.

While the maintenance window will entail a flurry of activity, remember to conduct regular daily maintenance of equipment in accordance with manufacturer guidelines. These brief end-of-job checks should be incorporated into the plan. Regular maintenance ensures the equipment is ready to go for its next work cycle, and it also helps extend the life of the equipment.

The Elgin Waterless Pelican has many features for easy access including quick-clean access panels that enable convenient cleaning of specified locations and quick access to hydraulic test ports. No tools are required to access these components. The Quick-Clean access panels allow operators easy access for daily cleaning of the main broom, top of conveyor throat, and conveyor opening in a matter of seconds. These types of features help set up for the next job quickly and efficiently.

With clear priorities, a plan and the right equipment, the maintenance window can be optimized for success.

For more information about Elgin’s industrial street sweepers, visit ElginSweeper.com.

5 ways modern plants can maximize these critical downtimes Maintenance windows are a critical time for heavy industrial facilities.
